Timeline
01/ Programming

Interactive phase between a client and an Architect to determine a client's wishes and needs based on potential of space.

02/ Design

Architect provides proposed floor plans and 3D visuals for client's approval

03/ GC selection

Selection of a General Contractor based on an Architect's recommendations and preparation of Owner/GC Contract under an Architect's supervision.

04/ Co-op/Condo

Submission of drawings and specifications prepared by an Architect and GC's insurances for review. Architect works closely with reviewer to obtain an approval.

2 weeks +
05/ Permitting

Architect prepares and submits permitting applications to Landmark Preservation Commission (if needed) and Department of Buildings

06/ Construction

Architect oversees construction progress closely and reviews GC's questions, required submittals and inspects construction site

Architect prepares closing documentation including inspections sign-offs and letter of completion

Our office provides complimentary consultation on floor plan layout to help the owner understand the potential of the space. This task relates to the building code, and an Architect is qualified to advise on these matters.

Good interior design addresses material transitions with care to detail. Explore our design board and get inspired.

The accent is on composition rather than element.

Cost of apartment renovation is based on layout changes and selection of finishes, fixtures and appliances. Our team would guide on renovation cost as the design progresses. We track cost of your apartment renovation from beginning to stay within your budget.

Approvals and Permitting

Co-op/Condo and Department of Buildings (DOB)/Landmark Preservation Commission (LPC) approvals are assisted by our office. We prepare applications for submissions, each including drawing sets and written correspondence with associated supporting documents.

Addressing comments from boards and agencies are included.

A Builder is not qualified to assist with approvals and permitting applications. Why. Once approvals are obtained by our office, Builder could request a permit card with NYC Department of Buildings (DOB).

Construction Phase

Construction phase is sensitive segment of apartment renovation process and it is closely overseen by our team, led by our Principal Architect.

Services included:

  • Construction schedule review
  • Specification sheets and shop drawings review
  • Site visits to review built work
  • Change Orders review against signed Owner/Builder Contract for validity
  • Progress and Special Inspections Sign-offs (required by NYC DOB)
  • Builder's Application for Payments review and approval based on progress on site on Owner's behalf
  • Letter of Completion (obtaining from NYC DOB)
