How We Work

NYC Apartment Renovation is specialized department within Lenka Ilic Architecture D.P.C., a full-service architectural firm based in New York City.

Renovation starts with a consultation with an Architect, while a Builder is introduced as project moves forward.

Once you are in touch with us during the complimentary consultation, your program and cost are defined with our assistance.

FLOOR PLAN LAYOUT

  • Whether there would be floor plan layout changes, our team would provide a complimentary proposed layout for your review as a starting point of our dialogue.

INTERIOR DESIGN

  • Preference on Interior Design provided by our team or another Interior Designer that we can collaborate with.

Design Process

Designing with our team is interactive process, we listen to you and present possibilities. Ultimately, your Decision Making is what we guide.

SEE OUR DESIGN BOARD
  • In-house interior design team selects materials and products in dialogue with you
  • We schedule local showroom visits to go together to see selections in person
  • Items are inserted in your apartment renovation budget and presented for your review
  • With all elements selected and approved, our team produces 3D Visuals of your space

Builder? WE SUGGEST!

Hiring a Builder on your own is risky. Builders do not advise Owners - keep in mind. As you noticed throughout our platform, we insist that you hire an Architect first.

Construction law and industry protocols are not meant for owners to navigate alone. Choosing Builders is an easy answer when guided by an Architect, who is qualified and authorized to advise. We recommend the Builder and the Contract you shall sign.

Get Approvals from Authorities

CO-OP/CONDO BOARD

Owner provides the building's Alteration Agreement, allowing our team to coordinate the review process.

Items submitted:

  • Permitting sets and specifications
  • Owner/Builder Contract
  • Builder's licenses and insurances
  • Various supporting documents

Our team addresses any comments board may have till approval is obtained.

NYC DEPARTMENT OF BUILDINGS (DOB)

After Co-op/Condo approval is obtained, our team prepares DOB application(s) and submits them for review. We provide in-house DOB expediting.

DOB processing fees are automatically generated once the application(s) are prepared – the owner is responsible for payment. Owner or Co-op/Condo Board representative signs on the DOB NOW online portal.

Typical review processing time is 2–3 weeks and may take longer. Our office responds to any DOB comments until approval is obtained.

Once the applications are approved by DOB, the builder requests Permit card(s).

LANDMARK PRESERVATION COMMISSION (LPC)

Interior NYC Apartment Renovations are most times considered "application of no-effect" and approved within 3–5 days.

An Architect is required to submit an application to LPC.

Owner or Co-op/Condo Board representative signs on Portico online portal.

Construction Phase

Our team closely oversees progress on site for general conformance with contract documents. READ MORE.

By implementing industry standard protocols our team is able to oversee the construction phase in safe and controlled manner which protects owner against delays and increased cost.

Kick-Off Meeting On Site

Before construction begins, we meet with the builder on site to review the project in detail.

Architect discusses critical elements with the builder, reviewing scope, expectations, and conditions to support a coordinated start.

Inspection

DOB requires Progress and/or Special Inspections identified for each filing.

Lenka Ilic Architecture D.P.C., with our Principal Architect, Ms. Ilic, acting as Technical Director, serves as Inspector for NYC Apartment Renovation projects.

Once our Principal Architect signs off on DOB inspections, project can be closed.

THE STANDARD THAT PROTECTS YOU

Builder's Responsibilities:

  • Provide submittals for review and record keeping of materials and systems
  • Provide bi-weekly construction schedule updates with start and completion dates
  • Coordinate plumbing and electrical inspections directly with DOB
  • Arrange access for our team to inspect progress on site and conduct inspections

Architect's Responsibilities:

  • Review submittals provided by Builder
  • Review bi-weekly updates of construction schedule provided by Builder
  • Review Builder's applications for payment on Owner's behalf
  • Inspect site periodically and provide reports to Owner and Builder
  • Conduct DOB required inspections and provide reports to Owner and Builder
  • Review Builder's proposed change orders for validity per the Owner/Builder contract
  • Substantial and Final Completion review
  • Obtain Letter of Completion with DOB

Owner's Responsibilities:

  • Provide timely payments for an Architect's and Builder's services
  • Coordinate with Architect to be informed of construction progress
  • All communication with Builder shall be through Architect
